Description:
We are looking for 6 investors with $400,000 each to continue development of an over night cabin rental resort. This development will take up to 10 yrs to complete construction of an additional 39 units to add to 9 units / lots sold by prior owner. Resort property includes a full service spa, office, in ground pool, play ground and several common areas that can be used for special events. The investment money will be used to purchase the resort and build up to 4 cabins. These cabins will be put on our rental program while we are awaiting for them to sell. As one cabin sells another would be built as development continues. A base line 20% markup will be added to the cost of each unit available for sale. During development process, annual rate of return will vary based on number of cabin sales. Each investor will own a 10% stake in the resort and will be receiving same rate of return paid on profit each year. Upon completion of development, the annual rate of return would be approximately 7.5% of net profit from rental income and resort HOA fees.
